For Realtors: Say Goodbye To Cold Calling

by Kathy T. Leave a Comment

3966851111_a730f0cb64_zSome Realtors still do get leads from sitting on the phone all day, dialing random numbers. However, you’re probably just wasting your time. Almost everyone has cellphones with caller ID that filter spam calls, and you’re probably just getting blocked. It’s time to step into this decade, and bring your business online. Social media and online marketing takes far less time, and actually puts you in touch with people who want your services. For more info on online and video marketing, read this article by Tyler Zey at Easy Agent Pro:

-Add videos to your Facebook page- they will autoplay!

-Hook up your CRM to your Facebook page

-Record videos around the holidays, to update on local markets, home values rising, nearby attractions, whatever is going on, and let your leads see your face!

Sell Your Home This Spring With These Tips

by Kathy T. Leave a Comment

4541850137_6af85a4637_zIf you are thinking of selling your home, Spring is the time to do it! It’s the most popular season in real estate for a reason: more buyers are out now than ever, especially now that Winter is over. Plus, Spring gives more opportunities than any other season to step up your curb appeal by showcasing a beautiful, blooming yard. Check out these tips by Luke Skar at Madison Mortgage Guys:

-Clean out all gutters, clear away all dead leaves, clean up all walkways and driveway

-Pay attention to colors: plant flowers that complement the exterior of your home

-Freshen up paint colors on doors, shutters, and your deck/patio.

-Get the right Realtor who will list your home at the best time, and help you pick the right price.

Spring Cleaning Tips

by Kathy T. Leave a Comment

5603360538_51f80d4eea_zThis Spring, my home (and my life) has undergone a huge transformation. I’ve made it my mission to declutter every room, and get rid of everything I don’t actually need. Usually, I skip Spring cleaning all together. Not this year. If you are selling your home soon, or you have just caught the cleaning bug, check out these awesome Spring cleaning tips by Tori at the Tori Toth blog:

-Wipe down the walls- you don’t notice, but they accumulate a ton of dust, grime, and even grease from cooking

-Wipe down all light fixtures- these are easy to forget about!

-Freshen up your furniture- clean your throw pillows, couches, chairs, and other pieces that don’t usually get washed.

-Clean out your appliances- clean your oven, dishwasher, fridge, etc.

Open Houses For Buyers

by Kathy T. Leave a Comment

2201907500_6f0741be40_oFrom what I’ve noticed recently, open houses are becoming a thing of the past. Nowadays, Realtors and buyers will just look online for a home that they like that is within the budget, and just schedule a private showing with the seller’s agent. That way, you know it meets most of your qualifications and you are more likely to make a serious offer. Open houses are like window shopping in the real estate world. However, buyers can still get some benefit from them. You will be able to ask questions and get more information from the seller’s agent. But what do you ask? Check out this post by Bill Gassett at Max Real Estate Exposure for tips:

-Why are the sellers moving?

-Are there any problems with the home?

-Have there been any price changes on the home?

-What are average utility costs?

-How long has the home been for sale?

-What kind of timeline is the seller looking for?

-How is the neighborhood?

Blog Post Ideas For Realtors

by Kathy T. Leave a Comment

2767689552_bc1851221a_zHaving a blog as a real estate agent is a great way to get your name out there, market yourself, and reach potential clients. Plus, you can also use it to give your buyers and sellers valuable information. But, if you love real estate, but don’t love writing, blogging can become a difficult task. It’s hard to constantly think of new ideas to post about. That’s why I love this list by Jessica Schweppe at the Zurple Blog- it’s a giant goldmine of real estate blog post ideas! Here are some of my favorites:

-Post about your city: best restaurants, commuter info, city vs. suburbs, cost of living breakdown, local attractions, testimonials of past clients

-Post buyer info: benefits of having a buyers agent, buying vs. renting, understanding inspections, info on various loan types, pre-approval steps with your preferred lenders.

-Post seller info: preparing your home for sale, home improvements that pay off, curb appeal ideas, selling process timeline, marketing ideas, how to sell your home faster.

Selling Your Home? Get Organized With This Awesome Idea!

by Kathy T. Leave a Comment

2791779392_244304660d_zI can never seem to use technology to get organized. I never look at the calendar app on my phone, and don’t think I’ve EVER opened the ā€œNotesā€ section to write things down. Instead, I carry around two notebooks with me everywhere: one for story ideas/creative writing, and one for daily life. The daily one has all my to do lists, shopping lists, budgets, personal goal, and upcoming events. There’s just something way more satisfying about crossing off a to-do list item than just deleting an item in your phone. That’s why I love this idea for home sellers by Darcie at Such The Spot– it’s a great way to hook potential buyers. She recommends leaving behind a ā€œstaging binderā€ that buyers can look through when they view your home. Here’s what it includes:

-Introduction with greeting

-List of house amenities/selling points

-Floorplan

-Typical utility costs

-Recent maintenance/upgrades

-Neighborhood info

I think it’s a great way to show the buyers that you really care for your home and for them. It’s a personal touch, without making the house look personalized. If you use this idea, make sure you ask your Realtor first and have him/her look through it beforehand!
