Super Cheap Staging Ideas

To sell your home, you don’t need to gut it from the inside out. You don’t have to spend thousands of dollars on costly remodels and expensive new furniture and appliances. If your home is already upgraded, that’s great, and it’ll add additional value to your price. However, most people can stage their home on a shoestring! First, de-clutter your home, and take out all extraneous furniture and personal items. Then, give it a good deep clean. Finally, check out these frugal staging ideas by Tyler Zey at Easy Agent Pro:

-Leave closets half empty to give the impression of more storage space

-Pay close attention to the foyer/entrance- add a small bench and vase of flowers

-Rearrange furniture to maximize space and give better flow through the house

-Use neutral paint colors on walls, but add color with furniture and decorations

-Use brighter light bulbs

-Update all window coverings: curtains, rods, and blinds

For example, when you are ready to start showing your home to prospective buyers, your Realtor will ask you to leave. A huge mistake that sellers make is awkwardly hovering around during showings, making buyers uncomfortable and potentially tanking the sale. -Buyers will feel more at ease, and able to imagine themselves in your home

-You won’t say things that will kill the sale, and it allows your Realtor to answer any questions they may have.

You have more freedom in your space, you can make improvements, increase its value, you build equity, and there are also tax benefits. Moving Soon? Check Out These Packing Tips

475460790_b65030c969_zFor me, the worst part of moving isn’t dealing with finding a new place. Or selling your old one. It’s the actual, physical act of moving itself. I absolutely hate packing everything I own into boxes, moving large pieces of furniture, carrying the boxes to and from the moving van, unpacking everything, getting organized…it’s completely exhausting. I know, you can hire movers to do the heavy lifting, but if you’re on a tight budget, it’s much cheaper to DIY. If you are moving soon, check out these packing tips by Darby at Life With The Hawleys to make everything easier:

-Pack the vacuum last so you can clean the house before you leave-

-Make sure the boxes you get have HANDLES (Lowes is a good place to look)

-Place foam disposable plates between dinner plates so they don’t chip

-Put a few books in many boxes instead of having several heavy boxes

-Make a basket to put keys, wallets, purses, phones, chargers, etc., in so they don’t get packed/lost.

How Not To Price Your Home

The biggest one is pricing too high- your home will sit on the market for months (or years), because people are simply not going to buy it. Would you buy a gallon of milk at the store that cost $20, if all other gallons cost $3? No. For more costly pricing mistakes, read this infographic by the California Association of Realtors:

-Using an odd list price, like $864,257. Stick with round numbers that will turn up in online searches!

-Not basing your prices on similar sold homes in your area

-Refusing to negotiate- make sure your price has a little bit of wiggle room built in.

However, even after you declutter, price your home right, and eliminate odors, there are still several staging mistakes that can drive away buyers. Read this article by Deanna Lawley at RIS Media for what to avoid:

-Not creating space- make your home look as spacious as possible

-Too much furniture- make sure there is plenty of room to walk around, remove any oversized/distracting pieces.

-Too many personal items- remove photos, sports memorabilia, religious pieces, and extra décor.

-Color mistakes- keep it neutral!
