Buying a home that needs a lot of repairs is not always a bad thing! If you love the home and see real potential in it, go for it! However, it’s important to crunch the numbers and make sure that the cost of the repairs will not outweigh the discounted price. For tips on buying a fixer upper the smart way, read this post by Jill Krasny at the Zillow blog:

-Check the zoning- so you know what repairs/modifications are permitted

-Bring in a home inspector- this is important for any home sale, but doubly so for fixer uppers! That way, you will know exactly what issues the home has, and what needs to be done to fix them.

-Hire and architect/contractor with good references

-Research tax incentives for improving your home!

Because, with a solid meal plan, you’ll know what to buy and can make grocery lists in advance. It reduces impulse spending, and impulse McDonald’s runs. Whether you’re just feeding yourself, or a family of six, meal planning will make you a little more sane. Plus, the menu board is super cute and will make a great addition to any kitchen’s décor! For Realtors: Getting Indecisive Clients To Decide

Since buying a home is the largest purchase most of us will ever make, it makes total sense to be a little picky. It’s great when a buyer knows exactly what they want and can communicate those desires to their Realtor. However, there’s a difference between being selective… and being indecisive. If your Realtor has shown you several properties within your price range that meet all your criteria, and they are all somehow not good enough for you (but you can’t explain exactly why), you may be too picky. Realtors, I’m sure you’ve all had clients like this. For tips on how to deal with indecisive buyers, real this article by Lolly Spindler at the House Hunt Blog:

-Make sure that your clients are informed. A lot of indecision can stem from lack of information or even misinformation, so make sure to clear up any confusion. 

-You assume the role of a mediator or couples’ therapist when dealing with more than one buyer- find out what they are both looking for in a home, and what they are willing to compromise on.

-Support and encourage any progress that has been made, and suggest writing an offer when they reach a decision.

Your Home Has Multiple Offers On It…Now What?

Picking which one to choose might seem like a no-brainer to most people- you choose the one that is offering the highest price, duh! However, things aren’t always so black and white. There are other factors to consider. Are all of your offers pre-approved by a mortgage company? Is anyone offering cash? And honestly, how do you feel about each of the prospective buyers?
